POSITION DUTIES Supervise Employees Develop, implement, and monitor training, evaluate workflow priorities. Select, train, and evaluate employees, participate in employee discipline. Supervise and assist in preventive and reactive maintenance on building and facilities; enforce safety rules and regulations. Review, write, and schedule work orders and maintenance requests for all crafts and balance manpower requirements with manpower availability, track employees time on allocated tasks. Maintain an accurate parts inventory at all times. Leads journey HVAC techs in the maintenance, installation, and repair of heating, ventilation, and air conditioning systems Coordination & Inspection Conduct building inspections and data collecting to determine necessary repairs. Prioritize and schedule work to correct deficiencies. Develop systems of preventive maintenance for critical systems. Compile building and grounds assessment reports. Coordinate and assign equipment preparation for winter season and snow work requirements; Staff coordination for summer roof cleaning and maintenance. Ensure all maintenance work is performed in accordance with all relevant state and federal code and permitting requirements. Maintain and update all O&M and as-built information for existing buildings, utilities and infrastructure. Manage Maintenance Budgets Analyze systems and prepare reports on maintenance, planning and estimating, utility production, motor pool, budgetary, and related activities. Analyze specifications and bids on materials and equipment to be purchased for maintenance projects. Assist in annual budget development. Periodically review maintenance budgets and report status to supervisor. Understand and apply safety regulations;Evaluate and make recommendations to improve current policies and procedures. Perform other duties as assigned.
QUALIFICATIONS/CORE COMPETENCIES Minimum Qualifications High school diploma or equivalent. Four years full-time equivalent journey level standing within the trades. Vocational training may be substituted for experience on a year to year basis. Effective verbal and written communication skills; Ability towork effectively with diverse populations.
PREFERRED QUALIFICATIONS: Supervisory experience. Knowledge of standards and practices, methods, tools, and equipment used in HVAC work, principles of operation of HVAC systems; occupational hazards and safety practices of HVAC trade. Experience supervising and improving maintenance departments.
