We are a family-owned enterprise seeking a Director of Development who will source, analyze, entitle and oversee pre-development and development of new and existing commercial retail properties in the Western U.S. (currently CA, NV and AZ). The Director will be responsible for all aspects of real estate transactions, including sourcing property, evaluating and making recommendations as to financial feasibility, entitlements, conceptual design, and associated tasks related to developing ground up drive-thru restaurants and small to medium-sized commercial retail developments. This individual will work with all project stakeholders including outside consultants and internal teams to complete the entitlement process within agreed upon timelines. This position requires strong leadership qualities and the ability to lead multiple internal and external teams. It is expected that candidates will demonstrate the highest degree of communication and professionalism, as they will have constant interaction with our founders, contractors, developers, tenants and landlords.
Evaluate the feasibility of developing new and existing real estate through initial identification, conduct due diligence, including review of title report and underlying documents, analysis of entitlement probability, financial and market data, execution feasibility, engineering, land use, architectural, and environmental compliance.
Prepare detailed entitlement and construction schedules, project pro-formas and budgets.
Complete entitlement process, including representation at hearings and neighborhood meetings, work closely with municipal personnel, local officials, attorneys, planners, architects, engineers and other consultants.
Obtain all environmental studies and clearances.
Coordinate design review with development consultants, including architects, landscape architects, engineers, etc.
Oversee construction bidding and selection process
Coordinate with construction teams to ensure a smooth project handoff in a timely manner.
Evaluate and contribute to design and construction assumptions to add greater value to projects.
Draft and update monthly development reports for distribution.
Facilitate preparation of the real estate committee memorandums to obtain project approval.
Manage and maintain up-to-date proformas that accurately reflect the project budget, schedules and expenses.
Any other responsibilities or duties as may be assigned by the board or management
Oversee management of existing real estate portfolio.

Bachelor’s degree required. MBA, MRED, or civil engineering degree is preferred, but not required.
10 years’ experience in commercial development with a successful project track record. Experience in restaurant industry preferred but not required – familiarity with uses requiring CUPs or special use permits also a plus.
Strong understanding of land use, entitlement, and development process, including due diligence on title, zoning, surveys, general plans, and environmental policies.
Working knowledge of real estate investment principles, and finance.
Solid analytical skills and ability to multi-task in a constantly changing environment.
Strong verbal, written and interpersonal communication skills.
Disciplined, organized, flexible, productive, resourceful, works well independently and within a team.
Experience overseeing consultants and critiquing consultant work product.
Planning and Organization
Must be able to climb stairs without difficulty
Able to sit for long periods of time up to 8 hours a day
Use Computer and keyboard up to 8 hours a day
Able to lift, push and pull up to 25 pounds
Ability to conduct construction site visits and raw-land walk-throughs
This position requires 20 – 50 % travel.
Telecommuting is allowed.
