ABOUT THE CALIFORNIA STATE UNIVERSITY MARITIME ACADEMY: Established in 1929, California State University Maritime Academy, a campus of the California State University, is the only degree-granting maritime academy on the West Coast. Located on a scenic waterfront site in Vallejo, the campus serves a student population of approximately 1100 undergraduates and 50 graduate students. The campus currently offers undergraduate degrees in Mechanical Engineering, Facilities Engineering Technology, Marine Engineering Technology, Marine Transportation, Global and Maritime Studies, and Business Administration. A master's degree in Transportation and Engineering Management is offered as well as a number of extended learning programs and courses.
POSITION SUMMARY: Reporting to the AVP, Enterprise Services, the Director of Property Management provides direction and structure for the operation and maintenance of the university's property assets including real estate owned, leased or controlled by California State University Maritime Academy. Responsible for maintaining the physical assets and financial performance of the properties.
Responds to property and resident needs and coordinates with the Assistant Director to resolve issues.
Provides direction for the scope of work for a variety of repair and renovation projects that are of an architectural, electrical, and/or mechanical nature. Acts as liaison to Chancellor's Office to interpret capital planning needs and assessments on Enterprise Services assets.
Performs regular inspections of property; directs alterations, maintenance and reconditioning.
Supervises on-site employees and contractors to ensure optimum performance.
Negotiates and contracts for vendor services and supervise work as required.
Maintains the security integrity of the buildings, which includes ensuring both the hard key and electronic alarms/key control systems are properly in place and in working order.
Develops and implements emergency response plans and efforts.
Coordinates facility tours and assists/negotiates leases and/or lease renewals.
Maintains positive relationships and high retention levels with all tenants.
Prepares accurate, timely and complete monthly reports including operational summaries, and variance reports.
Prepares annual budgets, forecasts, and management plans.
Assists the AVP, Enterprise Services with the planning and implementation of operating and capital expenditures.

Provides leadership and guidance in meeting University and Division mission, vision and values. Provide leadership in the development, promotion, implementation and assessment of unit goals and initiatives that support management objectives.
Bachelor's degree or equivalent experience and a minimum of five years of directly related property management experience.
Three - five years of supervisory experience.
Requires a thorough understanding of commercial and multi-family real estate and property management operations and leases.
Must be familiar with commercial leases and leasing strategy and have knowledge and experience in preparing budget, reporting and financial performance of properties.
Knowledge of capital expenditures and tenant improvement, building/construction projects; preventive maintenance policies and procedures.
Must be proficient in Microsoft office and property management software
Excellent oral and written communication skills.
Ability to maintain a consistent on-site presence with frequent tenant, vendor, staff and University interaction.
Develop and maintain positive relationships with tenants.
Strong organization and communication skills, with the ability to multi-task and manage time to meet frequently changing deadlines in a fast-paced environment.
Consistently maintain a positive customer-service attitude.
PHYSICAL, MENTAL and ENVIRONMENTAL CONDITIONS: Mainly sitting with up to 25% of the activities involving regular standing or walking, involves lifting of medium weight objects limited to 25 pounds.
HOURS of WORK: The incumbent may be on-call evenings, weekends and holidays to respond to emergencies.
CERTIFICATIONS/LICENSES: Must possess and maintain a valid license to drive in the State of California and complete the Defensive Training Class.
BACKGROUND CHECK: A background check (including a criminal records check and fingerprinting) must be satisfactorily completed before any candidate can be offered a position with the CSU.
