Position Summary: Under the supervision of the Center Superintendent, provide support with the maintenance, repair, installation and operation of a wide range of buildings, infrastructure and equipment.

Other Special Conditions of Employment: -Employee personally responsible for following health and safety guidelines/instructions. -Position subject to medical surveillance procedures and review in accordance with Federal and State Laws and Regulations and University Policy. -Work schedule and task assignment may change within a 12-24 hours' notice or less. Work flexible schedule. May be required to work on weekends and/or holiday. -Must possess or obtain forklift certificate within six months from hire date. -May be required to wear protective clothing in circumstance that require personal protection when working with cleaning chemicals.

Duty 1: -Perform routine building maintenance including prevention maintenance and repair. -Repair and replace plumbing fixtures on faucets, sinks and toilet bowls. -Repair wiring to interior/exterior lighting fixtures, replace wall switches, cord caps, outlets, and light bulbs. -Install fire extinguishers, pencil sharpeners, blackboards, etc. -Clean, adjust or replace door closers, locks, latches and other building hardware. -Repair office furniture and equipment; repair administration fences and gates; replace damaged floor and ceiling tiles. -Assist in rough carpentry; pour, tramp, screed and finish concrete flat work. -Paint markings on asphalt; paint building interior/exteriors, fixtures and equipment, includes texturing, prep sanding and masking. -Maintain automatic gate including open/close programming for normal operating hours and special events. -Repair, maintain and install automatic landscape, and domestic water PVC piping systems, sprinklers and time clocks. -Maintain Headquarters' landscape; spray weeds and mow lawns. -Move office furniture, set up conference rooms and classrooms, ensure recyclable and garbage pickups from buildings; and other related tasks. -Maintain swamp coolers (change pads, clean of H20 deposits). -Communicate potential safety hazards immediately to supervisor or Safety Coordinator and advise Unit Managers. -Participate in emergency notification planning and activation process. Duty 2: -Sweep, mop, wax, dust, clean, and/or polish floors, corridors, moldings, building entrances, window sills and other areas; remove cobwebs; dust, clean, wax and/or polish cabinets, furniture, woodwork, painted walls, light fixtures, window blinds, ventilation registers, filing cabinets and other equipment and furnishing. Vacuum rugs and carpets. -Remove debris from steps and walks. -Maintain restrooms and restroom fixtures, replenishing hand soaps, paper products, and other supplies. -Operate, maintain, set-up and dismantle a full range of powered and non-powered cleaning equipment, including but not limited to vacuum cleaners, buffers, floor scrubbers, waxing machines. -Clean classrooms, kitchens, break/lunch rooms, floors, tables, sinks, counter tops and fixtures, clean microwave and or conventional ovens, refrigerators, freezers. -Maintain supply of custodial equipment, materials and products including paper products and cleaning solutions. Job Requirements -Skills to perform building trades to set forms, pour and finish concrete, prep and paint building interior/exteriors. -Skills to perform minor building repairs. -Skills to maintain landscaping, mow lawns, repair and maintain field/ground irrigation systems, time clock and landscaping. -Written and oral communication skills to follow instructions and clearly communicate with Center staff. -Organizational skills to plan and prioritize tasks and complete assignments. -Ability to move furniture, operate forklift, change light bulbs, operate common trade portable power and hand tools, and simple voltage testers. -Ability to monitor and perform routine maintenance on various building systems and physical plant equipment. -Ability to check and change HVAC filters, clean evaporate cooling systems and filter, adjust float levels, confirm pump and blower function, check water heater function, add salt to water softeners, etc. -Ability to maintain positive, service-oriented attitude while dealing with a diverse group of people. -Ability to adapt to new and changing procedures. -Knowledge and understanding of related building trades terminology, symbols and concepts. -Ability to use/operate cleaning equipment such as power washer, vacuum, mop/broom, etc. -Skills using appropriate cleaning solutions and materials to maintain surfaces, windows, floors, sinks, and furniture in a clean, sanitary, and attractive condition. -Knowledge of safe handling for cleaning chemicals, products and supplies and knowledge of applicable safety procedures. -Ability to independently identify problem areas (cobwebs, dirty windows, floor and carpet spots), and flexibility to deviate from set routine to clean problem areas. -Computer skills to keep records of services and maintenance performed.
